Rent out your property
Renting out your property for long term
Long-term rental offers a passive income.
Times are changing. Where many homeowners used to rent out their homes to tourists because of the attractive income, we are now seeing a clear shift towards long-term rental. And that is not without reason.
Tourist rental seems interesting at first glance, but often has more disadvantages than expected:
• Management of short rental periods: It takes a lot of time and energy. If you hire an external company for this, this will entail additional costs, which means that the difference in income between tourist rental and long-term rental is often smaller than expected and sometimes even negligible.
• Stricter regulations: More and more municipalities are imposing stricter requirements on tourist rental. Rental licenses are no longer always issued and municipal taxes increase for short-term rental.
What is long-term rental?
With long-term rental, you rent out your home for at least one year, often with the option of extension. It offers you security and stability, both financially and in terms of management.
The benefits of long-term rental
1. Security and stability: You enjoy passive income for a longer period without daily worries about rental management.
2. Fast rental: There is a great shortage of long-term rental properties in this area. As a result, we often find the right tenant for your property very quickly. We currently have more than 100 customers who are actively looking for a long-term rental property!
3. Lower risk of damage: Long-term tenants generally have more stability and take better care of the property, as they stay longer. This can reduce the risk of damage or wear and tear compared to short-term rental, where the property is used more often by different people.
How we work
Renting out your property is an important decision. That is why we ensure that the process runs smoothly and without worries:
1. Thorough screening of tenants
We carefully screen tenants for financial capacity, reliability and their suitability as residents of your property. Although risks can never be completely ruled out, we do everything we can to find a match that you feel comfortable with.
2. Intake and property survey
We would be happy to visit you to view the property and discuss the rental options. During this intake:
• We take photos and videos
• We determine the rental price together
• We record agreements, such as about furniture, maintenance of the garden/swimming pool, and the amount of the deposit
3. Searching for the ideal tenant
Based on your wishes and the characteristics of your property, we will search for the right tenant. With an active file of more than 100 searchers and extensive advertising channels, we often find a good match quickly, provided that the property is priced in line with the market.
4. Scheduling viewings
As soon as we have selected suitable tenants, we will schedule viewings. You are more than welcome to attend, so that you can determine whether the tenant suits you. Of course, your presence is optional.
5. Agreement and rental contract
When you and the tenant click, we draw up a reservation agreement. The tenant pays a reservation and then the rental contract is drawn up by us or your lawyer. After signing, the deposit is paid, which means everything is officially arranged.
6. Transfer of the property
On the agreed date, the tenants receive the key from us.
Our mission
We strive to bring tenants and landlords together in a pleasant and reliable way. We believe in finding the perfect match, so that both the homeowner and the tenant are satisfied.
After-sale – We are always there for you!
With us, the service does not stop after signing the rental contract. We attach great importance to the satisfaction of our customers, which is why you can always contact us, even if the tenant has moved into your home. If there is something you cannot resolve with the tenant, we are here for you!
Long-term rental offers peace and passive income. Make an appointment to discuss the possibilities.
